Too many people wake up in the morning at an average time, go to an average job, settle for an average relationship and live an average life.

There is nothing wrong with average, but the sad thing is, there is nothing right about being average either.

Years ago when my rock band split up and my dreams of becoming a rock star were smashed, I felt myself slipping from special to average. I was no longer the cool guy with the band, instead, I was just an average guy, with an average job, an average degree and I had no way to distinguish myself from other people. My identity was lost.

If there is one thing in life that I feared most, it was becoming average… But why did average scare me?

Average people with average lives scared me because I observed that they neither won nor lost. If life were a game, they were only playing to avoid a loss. Winning isn’t even an option for most average people because they are so terrified of losing that the thought of winning becomes an impossibility.

Unfortunately for everyone, average or not, life begins when we decide to “play to win”.

The Dalai Lama when asked what surprised him most about humanity, answered “Man, because he sacrifices his health in order to make money. Then he sacrifices money to recuperate his health. And then he is so anxious about the future that he does not enjoy the present; the result being that he does not live in the present or the future, he lives as if he is never going to die, and then dies having never really lived.”

So many people, every day, live their lives avoiding failure, avoiding loss, avoiding their dreams, their passions and their callings. We want to avoid pain, but when we avoid pain, we also eliminate the possibility of pleasure and joy. When we eliminate the possibility of losing, we also eliminate the possibility of winning.

Imagine a hockey team where every single player on the ice is playing defense. Imagine a real estate investor who never buys a single property. Imagine an entrepreneur who takes no risk and no action.

All of the examples above are destined to fail, by being unwilling to be exposed to failure, risk, pain and the possibility of loss, winning is an impossibility.

As an artist, I learned that art, to be art, must contain an element of risk. Art without risk is meaningless junk. The artist who takes no risk, produces no art. Surely, there will be hundreds or thousands of failures, but the true artist needs only one success and to justify a thousand failures.

Thomas Edison failed nearly 10,000 times before he discovered the light bulb. As an enlightened man he said “I have not failed. I’ve just found 10,000 ways that don’t work.”

Venture capitalists know that only 1 out of 27 companies they invest in will succeed.

World class salesmen know that they have to knock on hundreds of doors to make a sale.

Michael Jordan was cut from his high school basketball team, and later became the most celebrated basketball player in history.

The Beatles were rejected by numerous record companies before landing a record deal. Today the Beatles are regarded as “the best band of all time” and they will likely hold the title forever.

Oprah Winfrey was told that she would never make it on television. Today Oprah is one of world’s richest women win the world and has her own TV network.

However, all of the above people have become world class successes and timeless success stories for the history books because they made a decision in their lives to 1) Stop playing the game of life so defensively aka: “not to lose” and 2) Start playing to win.

We only get one chance at life, we only get “one shot”, so make it count.

Better than a thousand days of study is one day with a great teacher. – Japanese Proverb

When most people get started on the path to "self made wealth", many of us choose one of the following:

1) To become a real estate investor
2) Start a business with an MLM company aka Multi Level Marketing

Both of these paths are very difficult and there is no easy way to success. For myself, I chose to become a full time real estate investor and dedicated all of my resources towards success in my field. In some ways, I envy the people who start with MLM companies because MLMs are:

1) Cheap to start
2) Come with training
3) Have an "Upline" of information (aka coaches and mentors are part of the system)
4) Build a residual income by establishing a team or downline
5) Offer great and cheap personal development programs

When I look back on the resources, time, money, opportunity cost and risk that I spent to get into professional real estate investing, I am astounded at the "startup cost" of the business. In many ways, an MLM would have been safer, cheaper, and faster than becoming a pure real estate investor. Here is why,

Real Estate Investing is:

1) Expensive to start (down payments are expensive and training is expensive)
2) Mistakes are expensive
3) Risk and leverage can crush you
4) No set path for success
5) Coaches and mentors are hard to find

However, as I advance further into Real Estate Investing, I begin to see more similarities between Real Estate and MLM's than differences.

The first similarity is what I would call an information "up-line".

THE UPLINE

One of the biggest mistakes that I made when starting out in business (first music, then debt buying, then real estate) was that until fairly recently, I had absolutely no informational up line. I define an informational up-line as a coach, mentor or teacher who has more experience in the business, a higher degree of success and has accomplished what I was trying to do. Completely ignorantly, I fumbled around in the dark for far too long making costly mistakes. Appropriate coaches and mentors could have prevented 90% of my mistakes, but I was too cheap to hire one.

MLM's are smart businesses because many of them come with an up-line of information. The up-line shows you the ropes and teaches you how to achieve success in the business. In real estate investing, I have paid some obscene fees to coaches and mentors to correct my past mistakes and take my business to the next level. What is even crazier than the fees I pay are the results. Although the fees are high, the results are always worth it. If you are in real estate investing, and don't have an "up-line" to help you on your path, I would suggest that you get one immediately. Of course, your "up-line" will have to be paid somehow, so consider paying a fee or give them equity in a deal you are doing. One of the reasons why I love real estate is that it is a blank canvas, whatever you wish to create, you can create. The possibilities are endless.

THE DOWNLINE

In multi level marketing, there is an up-line of experienced mentors to help you in the business, and of course, you have a downline underneath you to push you to higher levels of success. In real estate investing, you must build a downline as well. The downline, in my opinion, is everyone on your team who helps you build a passive income. These people are:

1) Your contracting teams
2) Your wholesalers
3) Your bird dogs
4) Your realtors
5) Your property managers
6) Other investors who invest in you and refer business to you

I have made it my mission to adopt the Coca-Cola philosophy and "pay everyone who touches the product". Anyone who refers business to me, whether it be realtors, bird dogs or other investors, will always get paid in cash or equity because these people make me income, and mostly passive income. It's my job to be the up-line and train everyone on the team to work together, work efficiently and work the way I want them to work. I must educate them so that they can be the best team members possible and help me achieve success.

THE SUMMARY

The more I study the business of real estate investing, the more I see that real estate is the same as an MLM company. If you are not yet started in real estate, I would recommend joining an MLM for the training to learn how to run a business. More investors fail to become professional investors because of a lack of soft skills in general business. Many investors know how to do deals (real estate is very primitive), but have no idea how to run a business. The skills you can learn by joining an MLM are priceless. I chose to bi-pass this education and paid a much higher price for my skills. Looking back, having an MLM business on the side would have saved me a lot of time, money and effort. If you are in real estate today, make sure you have an up-line and build a profitable down-line - It's imperative to your success.

Insider Trading and Why You Need To Do It!

In Stocks, Insider Trading is illegal. In Real Estate, Insider Trading is essential.

In any market, there are insiders and there are outsiders. When corporate executives on Wall Street buy or sell stocks in their own companies with “insider knowledge”, they go to jail. When a real estate investor gets first chance to purchase a property privately without public knowledge, he gets rich.

Markets like Wall Street are set up like Casinos and TV stations like BNN are funded by Stockbrokers to create excitement and encourage trading. The brokers get paid when trades happen, so they want their audience on BNN to get emotional and make trades. BNN will run stories that pump the emotions of the audience just to make money, the information is not provided to make actual sound decisions.

When emotions go up, intelligence goes down and the house always wins… and you are not the house.

In my opinion, the Stock market is not designed for you to win. It’s a game played by insiders and institutional investors who control their own information. For the average retail investor, there is very little control in stocks, unless you are an insider.

I prefer to control my investments, control the management and control the outcome of my returns. I also prefer to make purchases as an insider with access to the necessary information to make profitable decisions.

Information is king in the market and he who controls the information, controls the market.

In Real Estate you can become an insider by:

1)   Having a large network of other investors

2)   Having a large network of lawyers

3)   Posting private advertisements for deals

4)   Offering referral programs

5)   Having a large network of Realtors

6)   Public speaking in front of groups of investors

7)   Creating content, blogs and videos for consumption

8)   Having a network of property managers

9)   Having a network of private lenders

10)                   Becoming the biggest, most visible person in the market

The truth is, becoming an insider is quite simple in Real Estate. The best deals always come to those who are 1) The most visible 2) Most connected and 3) The ones who control the information in the market.

When a real estate deal hits the local market with a Realtor, the deal has already been cherry picked by at least 8 sets of eyes. The fewer sets of eyeballs that see the deal before hitting the market, the higher the chances are to profit.

In high school it’s easier to date the girl who is the bookworm than it is to date the prom queen.  The prom queen has so many more sets of eyeballs on her so her value is way over-inflated and there is a line up of guys dying to get a chance with her. Avoid the prom queen at all costs and go for the bookworm. With some lipstick and high-heels she can easily be the prom queen, but with a much lower cost.

This analogy applies directly to Real Estate. By the time a house hits the retail market, multiple Realtors have looked at it, at least one broker, a few secretaries, assistants, everyone in the immediate circle from the seller, all of the realtor’s best clients, all of the broker’s best clients, contractors and then other buyers who get to it first.

By the time the property gets to you, everyone has explored any easy chances for profit and you and you are usually too late to the party. Plus, you now have to pay the price that the seller wanted plus the commissions of 2 realtors and 2 brokers. Negotiating becomes muddled because the realtors always have their own interests above their clients and sometimes the brokers can complicate negotiations as well.

When all of these “professionals” get involved, prices begin to rise and favorable terms disappear. All options for good terms or no money down deals go out the window because the Realtors will kill any chances of a “creative deal”. They want to get paid their commissions immediately and do not care about the price or terms of the deal: They just want the transaction to happen regardless of outcome.

However, when you become an insider, or partner with an insider, you get first access to deals before anyone else gets a chance to look.

The best deals I have done have come from:

1)   Other investors who could not close on private deals

2)   Private ads I have placed

3)   My networks and relationships

Being active in the market, participating in local investor groups, having an online presence, private advertising and public speaking have created an insider position for myself in my market. Being visible and sending a clear message that I am “always looking for deals” has attracted excellent opportunities that are well under market value, under appraised value, 100% vendor financed, or no money down. The average person believes that these deals do not exist or are not possible in their local market. The truth is, these deals are available everywhere, but you need to become an insider or partner with an insider to take advantage of them.

The best deals are made and are not advertised on the market because they never ever make it to market. This rule applies to any market: the best girls to date are not advertised on e-harmony, match.com or at the local bar. To find real value in life and in the market, we must become the insider, become well connected, become visible and control the information around us.

The best deals are reserved for insiders, everyone else can pay full price.

Dead Money: Does the Money you Earn Buy you Freedom or Slavery?

If you were offered $35,000 a year to sit at a toll booth and collect change from cars crossing a bridge, would you take the job?

Or would you decline and look for the next opportunity?

What if you were paid $100,000, $200,000 or $300,000 for the same task? Would you take the job?

What if you were paid $1 a year to sit at the same tollbooth?

For myself, I would not sit at the tollbooth for any amount of money because money earned at the tollbooth is “dead money”.

We are human “be-ings” not human “do-ings”.

Daily tasks that help us become the person we want to become create life, energy and success. These tasks have purpose, feed our spirits and nourish our souls; By performing tasks we enjoy, we become the person we want to “Be”.

If a task or job does not bring us closer to the person we want to become, we earn dead money and in some ways, waste our time, effort and energy.

Eventually if you earn enough dead money, you won’t be able to get out of bed in the morning.

Dead money is a term I learned from Raymond Aaron, a New York Times best selling author. Raymond explained that the money he earned from his published books that were unaligned with his core purpose were “dead money”. In some ways, these books hurt his brand, wasted years of his life and were very expensive in opportunity cost.

In my own business, I make sure every action I do advances my career by building brand-equity or by earning cash AND brand equity. If I am able to monetize my actions and build my brand equity at the same time, I make the biggest gains in spirit and in my bank account.

My mentality is: Even if I earn $0 at the end of the year, but have built a $1,000,000 brand, I succeed. Steve Jobs paid himself a salary of $1 while he was the CEO at apple because his mission was to build the company and put a dent in the universe by challenging the status quo. I have a similar philosophy to Steve Jobs who I have idolized since 6th grade when I first learned about who he was and kept a picture of him on my desk at school.

I am fortunate enough to aware of my brand and purpose, the average person does not consider his or her brand, his brand equity, who he is, who he wants to become or where he is going in life. For the average person, this is very unfortunate.

These people are stuck in “dead end” jobs that are either high paying or low paying and every dollar they earn is a “dead dollar”. The dollars they earn do not build their dream or advance their career.

If you earn enough “dead dollars” you will eventually build the bars of an emotional prison.

Money is a medium of exchange and a currency because it needs to move in order to be relevant and useful like electricity or water.

If money stops moving, money dies.

If people stop moving for long enough, people die.

If the spirit stops moving, the spirit dies.

If you are earning money in your career, but are NOT moving towards becoming the person you wish to become, your career and spirit will eventually die.

Years ago I used to work Frito-Lay, the company that makes Lay’s chips and Doritos. I used to put chips on shelves at Wal-Mart every morning at 4:00 am and I earned a disproportionately high salary for doing so. Walmart employees stocking chips at 4:00am were making $8 per hour, I was making closer to $20 per hour to do the exact same task.

However, every dollar I earned was dead money.

The money was dead because although I was earning money daily, I was not advancing towards my goal of becoming an entrepreneur. The money was good, but my soul was dying. I was becoming a professional shelf stocker and not a professional entrepreneur. I was NOT advancing towards the person I wanted to become. The life that I wanted was not being built with my actions and consequently I was earning dead money that did not help me in my pursuit of happiness.

Many people think that earning money in itself is a good return on time, but in fact, earning dead money is a complete waste of time, waste of spirit and a waste of life.

Would you rather live a life of poverty doing what you love or a life of riches in a life of indifference?

Most people will say that they would rather do what they love and live in poverty. However, 70% of people are not happy with their current jobs or current careers.

70% of people earn dead money every day.

A wise man once said “Talk is cheap and money buys the whiskey.” What this wise man is saying is that most people say whatever makes them sound good: “I would rather do what I love” but their actions do not align with their words.

Remember: Talk is cheap and Money buys the whiskey.

I’m not saying that we should choose a life of poverty out of passion to pursue what we love. I’m a firm believer that we can “have our cake and eat it too”.

I think it’s 100% possible to do what you love, monetize it and become rich. 

I believe you can have it all, happiness, love and money. When it comes to happiness, love and money; there is always enough for everyone.

Obtaining happiness and money is a topic of major study for myself at this time in my life. What I find is that the more I love my career, the more I love my daily routine, the more fun I enjoy, and the more money I make.

Fun = money.

Love = money.

Enthusiasm = money.

Money = life.

The more fun, love and enthusiasm I enjoy, the more life I have, and my wallet benefits as well.

I have abandoned the pursuit of “dead money” and if a task or job doesn’t line up with my mission, my vision and who I want to become, I will not perform it.

Do what you love and the money always comes.

Complete the mission and the money always comes.

Provide enough value and the money always comes.

Money is a result of a job well done; it is an effect, not a cause. Actions performed at a level of excellence equate to money earned. Money itself can never motivate someone to be better, achieve excellence or create more value because money intrinsically has no value.

Money is intrinsically dead, we are the ones who breathe life into money. People are the ones who attach external value to money and we use it to build our dreams.

Money is neutral and money doesn’t care. Money doesn’t cry for you when you are sad and money won’t drink champagne with you when you want to celebrate.

Money will, however, buy you a bottle of champagne.

Money can either be alive or dead depending on how we earn it. It is up to us as the wielders of money to respect the neutrality of money, breathe life into money and allow money to flow through us in our personal pursuit of happiness.

Money, life, spirit, happiness, enthusiasm and joy are all currencies and we must allow them to flow.

If we allow money, life, spirit, happiness, enthusiasm and joy to flow through us, we will become congruent. We will prove our integrity and the universe will reward us for respecting it’s laws and creating abundance.

If we shut off our spirit, enthusiasm and joy, then we also deactivate the spiritual power of money and the power of life.

If we deactivate the spiritual power of money, the money we earn will die the moment it touches our hands. Instead of using our earned money to build our dreams, our dead money will build an emotional prison around us where we are forced into slavery for the all-mighty dollar.

When we align with the person we want to become, we earn the Midas touch and everything we touch turns to gold. When we are out of alignment, we earn the touch of death.

Ask yourself; do my daily actions help me become the person I want to become? Am I earning dead money? What is my purpose? How am I achieving my purpose?


We all have the Midas touch if we can find our purpose deep down inside of ourselves. Respect money as a tool; respect the neutrality of money and the power of money. Allow money to live and money will let you live the life of your dreams.

Disobey money, kill money and you will find yourself in financial prison. Don’t let money die.

Protect money and it will protect you.

3 Seconds that can Change Your Life

A wise man once said "put your money where others can see it."

As humans we are tribal creatures and we are constantly judging and placing value on each other on a social scale.

Some people we meet score high on the ladder, others score low on the ladder.

All of this value is calculated and determined within seconds of meeting; aka: a first impression.

We are able to calculate social value extremely quickly and can determine if we want to further associate with a new prospect within 30 seconds of meeting them.

There is an unwritten rule in dating, networking, relationships and business that states:

  • 3 seconds will buy you 30 seconds
  • 30 seconds will buy you 5 minutes
  • 5 minutes will buy you 30 minutes
  • 30 minutes will buy you 2 hours
  • 2 hours will buy you a day


There are many variations of this rule, but the concept is always the same.

When we meet people, we run a series of subconscious tests to see if we find enough value to bring our new prospect into our social circles.

If we find a person's appearance to be inoffensive, we will give them 30 seconds. If we find them to sound somewhat intelligent in an introduction, then we will spend 5 minutes with them. If we find them interesting, we will spend 30 minutes with them. If we feel good after 30 minutes, we will spend two hours with them. If we still like them after 2 hours, we will spend a day with them.

Every single person works the same way, we are constantly screening who we will and will not accept into our social circles.

The question is, if you had to invest money into yourself, would you invest in the first 3 seconds of yourself or would you hold back and invest later in your social process?

Although some may argue that "getting to know a person on the inside" is true value, we all behave the same way when we go on a first date. Even idealists who believe in "truly" knowing people on a deeper level invest heavily at the beginning of the relationship.

A wise man once said "If everyone kept the promises they made on a first date, there would be no such thing as divorce."

Lets consider a first date...

The man puts on his cleanest, best clothes, shaves his face, washes his hair, puts on cologne, shines his shoes, tucks his shirt in, brushes his teeth, cleans his car, shows up on time, holds the door, pays for dinner and drives his date home as a gentleman.

The woman puts on her best dress, shaves her legs, washes her hair, puts on perfume, picks out the most sexy shoes, tucks her stomach in, brushes her teeth, shows up on time, acts like a lady, says please and thank you and gives her man a modest good night kiss.

These two people have invested heavily at the front end of the relationship because they want to give a good first impression.

They want to impress their date in the first 3 seconds to earn 30 seconds. They want to hold their date's attention for 30 seconds to get 5 minutes, they want to say the right things in five minutes to earn 30 minutes, they want to be interesting enough to last two hours and eventually spend a day together.

Out of the whole process, however, the most important part is the first 3 seconds.

If you don't look appealing, confident, happy and successful, the rest of the social process is difficult and potentially impossible.

If I am going to invest money into myself, I will stack all of my dollars in the first 3 seconds to create a great first impression.

10 WAYS TO CREATE A GREAT 3 SECOND FIRST IMPRESSION:

  1. Smile
  2. Be well groomed (hair is trimmed, styled, no facial hair)
  3. Shoes are shined, appropriate for the setting (Lace-up oxfords are very versatile and so are dress loafers... wingtips are good too). Your shoes must communicate social value. Shoes indicate how you spend your time, what your profession you are in and are a primary indicator of social status. Spend some money on really good shoes - it's worth it.
  4. Pants are pressed, tailored and "break" only once.
  5. Shirt is clean and pressed, white collar is stiff, shirt is appropriately buttoned for the occasion.
  6. Tie is tied, selected and worn appropriately for the occasion. Tie bars may or may not be fashionable, depending on the setting/demographics of the room.
  7. Blazers have appropriate color and lapels for the current fashion and setting. There are over 9 types of common lapels. Spend some time to learn about lapels, they are extremely important for social status. Men's magazines like "GQ" can give you an idea of what messages different lapels give and which ones are relevant today.
  8. Your wrist watch must fit well and be appropriate for the setting. No cheap watches. If you don't want to spend thousands of dollars on a watch, pick a fashion brand that at least lets people know that you know a fashionable name for a few hundred dollars.
  9. Jewellery is kept to a minimum and is kept tasteful. No costume jewellery.
  10. If you are wearing a suit, it MUST be tailored, no exceptions. Nothing looks worse than an un-tailored boxy suit from Moores.


If you can follow the 10 rules above, depending on your geography, you will automatically be in the top 80-95% of people for giving off a clean, professional appearance which is invaluable in today's social market.

Social opportunities are always offered to those that look clean, professional and successful. Maintain your appearance and invest in your first 3 seconds because it only takes 1 person or opportunity to change your life. Remember, you only get one chance to make a first impression.

What does Coca-Cola, the 59th company on the Fortune 500 and the multi-trillion dollar illegal drug industry have in common?

Both Coca-Cola and Illegal Drugs have:
  1. Worldwide organizations
  2. Highly addictive consumable product
  3. Both have insane profit margins
  4. Can operate in areas where governments fail (such as war torn zones and socially unstable areas of Africa)
  5. Line ups of customers waiting to purchase a specific product and will accept no imitations
  6. There is a concentrated "producer" in both models and a large network of "distributors". Coca-Cola makes it's own syrup and hundreds of "bottling companies" distribute and bottle the mix of water and syrup.
  7. Established networks of dealers who get paid to move product

Years ago, I was watching a documentary on a war-torn country in Africa. The government had been wiped out and it was nearly impossible to re-establish a government because of civil unrest. Local warlords were constantly threatening any group that wished to take power and the entire country was in chaos.

The documentary also enlightened me as to why Coca-Cola was able to operate in an environment where there was no government or regulatory body to protect their supply chains from bandits, child armies and criminals.

One African man who worked for Coca-Cola attributed the success of the company to the fact that "everyone who touches the product gets paid". This means that everyone who carries it, sells it, distributes it, transports it or markets it gets paid. Government protection or not, this business can function ANYWHERE.

The multi-trillion dollar network of illegal drugs works in the same way that Coca-Cola does. These organizations face daunting odds and have gone to "war" with formidable foes like The United States of America. However, these cartels function and thrive because they have the same philosophy driving their business:

"Everyone who touches the product gets paid".

The farmers who farm the raw materials get paid, the people who process the ingredients get paid, the drug mules get paid, the networks of dealers get paid etc.

Coca-Cola and Illegal drugs have the exact same supply chain philosophy and can operate anywhere in the world against all odds. Both entities have a "Pay Everybody" philosophy and have created an extremely smooth, well organized, well oiled machine.

But what does this mean for you and your business?

Only 2% of business owners understand Joint Ventures, although most of the Fortune 500 companies derive significant revenues from creating joint ventures. 

A joint venture is where two companies, people or organizations align their goals for mutual benefit.

The most simple joint ventures are referral commissions: If a customer is referred to a company, the company receiving the referral will pay an ongoing commission on all business done between the new customer and the business. This is extremely lucrative for both the referral client and the receiving company. Ongoing revenue is what keeps the relationship strong and creates incentives for the referral client to continuously send business.

Understanding joint ventures is a huge component to becoming the leader in your market or industry. Since only 2% of entrepreneurs truly understand Joint Ventures, you can have an unfair advantage in your market.

In my own business, I have adopted a "Pay Everybody" policy and have had wild success with the program.

I have access to private real estate deals first before they hit the open market, I have access to Capital that I would not normally have access to, my phone rings all day with opportunities for deals and capital and I don't have time to take every call.

This is an extremely good problem to have.

Most businesses/entrepreneurs spend HUGE budgets on advertising and marketing, I spend virtually zero dollars, but I pay for results.

If someone refers me a private deal, they receive a handsome $500 "thank-you" fee. If another investor has a good deal under contract, I will generally pay $1000-$5000 to purchase the contract and take on the deal myself. I have similar programs in every aspect of my business and I don't spend any money on advertising because:

I pay for results, NOT promises.

In the past, I have been murdered on advertising. A year ago I spent $2700 on a print ad that generated ONE PHONE CALL for my business!

One pathetic inbound phone call and NO SALE. Just a $2700 lead.

I was furious, felt like I had been ripped off by the advertising company and vowed to never ever repeat this mistake. I felt like I was the victim of a ridiculous joke and I will be extremely cautious to repeat any form of print advertising.

Nowadays, I spend $0 on advertising and my phone rings off the hook because I have learned a lesson from Coca Cola and Drug dealers... I make sure everyone who touches my product is paid. I make sure everyone is paid well and happy to work with me. If someone doesn't like working with me, I let them leave and work with someone else. I surround myself with a network of outstanding peers and highly competent people who get my phone to ring off the hook.

Unfortunately, so many entrepreneurs are too short sighted or too cheap to pay commissions to keep their people happy. This is why so many companies cannot retain good talent, spend huge dollars on advertising and eventually become weak and vulnerable from attrition to their teams and advertising budgets. There are few things in business that are more expensive than employee attrition and advertising.

Learn from Coca Cola and Drug Dealers and implement the "Pay Everybody" strategy in your business. If you build a good program and stick with it then you will see wild results in 30 days.

Coaching: Asset or Liability? With Shawn Shewchuk

Two weeks ago I had the pleasure of having dinner with Shawn Shewchuk, Author of "Change Your Mind, Change Your Results" and the #1 results coach in the country (when measured by results and speed of results.)

I was introduced to Shawn because he is currently coaching one of my real estate mentors on his personal growth and business.

Shawn mostly works with high achievers, entrepreneurs and executives to take their "game" to the next level.

Coaching can be a very nebulous thing to many people, it can be viewed as extremely expensive (Often $5000 to $25,000+) and (to the average person) can be viewed as a "rip-off" or a "liability". What I find to be fascinating about coaching is that the world's most successful people have multiple coaches and the more successful a person is, generally, the more coaches they have. 

What I have learned in my short time from working with a paid coach and mentor is that an unsuccessful person will view a coach as a liability, while a successful person will view a coach as an asset.

Of course, not all coaches are created equal; there are good coaches and awful coaches. You must discriminate with extreme prejudice. The best way to choose a coach is to find successful people and gather referrals, ask who is coaching them in their success.

Many coaches focus on one topic such as; business, investment, health, life, and success. What I found intriguing about Shawn was that he has built his coaching practice, business and life around a holistic approach to success. He believes that success must be achieved in all areas of life - not just one. 

Shawn believes that "Success is not available without balance".

As an entrepreneur, shawn has built businesses, sold businesses and has made very good money in his life, but understands that personal, relationship, health and career all have to work together because "money is important, but (it's) not everything."

As a young, driven, aggressive, male entrepreneur, I asked Shawn about balance. I often find myself too focused on business, goals and success. I will sacrifice anything for success (whatever that means) and I challenged Shawn's idea of balance or holistic coaching by asking him about the Dragon's on CBC's hit venture capital show Dragon's Den.

I have studied many of the successful Canadian entrepreneurs on Dragon's Den and have noticed that three of them have stated on television that "balance does not exist" in their lives. The Dragons are all very driven and successful business people who have sacrificed immensely for their success. When I asked Shawn about his opinion on balance when compared to the Dragon's on balance he replied "There is no such thing as balance; balance is what you make it".

A profound answer indeed. I have always thought of balance as being an subjective pursuit. Never did I imagine that balance could be different for everyone. This really challenged my thinking.

While we were exploring balance, Shawn pointed out that one of the Dragon's had lost his family in pursuit of financial success. Family, no matter how difficult they can be are a priceless once-in-a-lifetime experience. Family members are irreplaceable and trading primary and secondary relationships for a few extra dollars is unacceptable in hindsight.

The #1 concept I am learning from my current coach and from talking to Shawn has been that Coaches get you results and collapse time frames.

What may take a person 5 years to achieve alone, may take 6 months with the help of a qualified coach. I have seen results similar to this in my own business just from a single coaching call and a few emails, my growth has gone from linear to exponential and geometric. I used to do one deal a month and now I'm getting bombarded with opportunities and have achieved 3 deals in a week.

Most people are procrastinators, but what is the opposite of procrastination?

Sometimes it can make sense to define a word by it's opposite.

Shawn defines Strategic accountability as the opposite of procrastination. Where the average person will sit on the couch and eat potato chips, Shawn builds strategies with his clients and holds them accountable to their goals and plans.

Procrastination is an absolute killer for most people because it kills ideas, kills actions and ultimately kills dreams. "Most people don't think, they float through life" All ships that float without a navigator end up smashing up on the rocks eventually.

Shawn has worked with over 6000 people in his career and only 3 have not been successful in their pursuits after working with him. What was their key to failure? People who fail with coaches think that they are going to get a magic bullet to solve their problems over night. I used to experience this years ago when I used to teach guitar lessons to young people. Too many of these young people wanted to be sprinkled with a magic pixie dust instead of taking the REAL steps towards success.

After speaking with Shawn for 30 minutes about coaching and the benefits of hiring one, I asked Shawn the $1,000,000 question:

"How many coaches do you have?"

This is the million dollar questions because whenever someone is in a business or industry, I always want to know how much of their own product they consume. It shows integrity and congruence.

Shawn's reply was very good: "I have three." Although Shawn is located in Calgary, his coaches are scattered across North America on the east coast USA, Toronto and Western USA. I was impressed to learn that Shawn's first coach was Bob Proctor; the man behind the hit movie/book The Secret.

I personally have two coaches at the moment and the strategic planning and goal setting alone has made my business explode in the last 30 days. If you want to speed up your rate of success, begin to search for a coach, and don't hesitate to spend some money. Nothing is free in this life and you get what you pay for. Free advice, although attractive at the beginning, is ALWAYS the most expensive of all in the long term.

8 Reasons you are not earning what you are worth - with JT Foxx

Every single person who ever goes into business "for themselves" has felt the feeling of not earning what he or she is worth. Often this feeling is what employees feel at their jobs every day. This feeling is often strongest when good employees open their paycheque to see relatively meagre earnings every 15 days.

When these same people get fed up with their wimpy paycheque, they quit their jobs, become self employed and charge higher rates per hour (the rates that their employer was billing out to clients) to earn more money. However, the next part of the cycle is one of two things:

1) They either run out of time and hit their new earnings ceiling with escalated risk of being self-employed. 

-OR-

2) They begin to lose clients because they raised their prices and earn the same amount as they did in their job but work less hours.

I know this, because I have been in both scenarios and know the crushing feeling of not living up to my potential. So many  Real Estate investors, Self employed small business owners and all business people get the feeling of not earning our potential.

JT Foxx is one of my teachers and mentors and he has identified the "8 reasons you are not worth what you should be worth at this point":

1)   Time management – so many people who become self employed think that they have earned a holiday - every day. They are still in the "time is money" mentality and trade time for money on a 1:1 ratio. Time management is something that really separates the top earners from the bottom earners. Most people waste huge amounts of time because they are programmed to work on the clock. Time needs to be budgeted and leveraged the same way that money is to grow your business and earning potential exponentially.

2)   Fear - Fear of failure or success is a crippling disease. I have often been stopped in my tracks many times from fear of failure and even more frozen by fear of success in other cases. Fear of prices and fear of spending can often hold entrepreneurs and investors back from moving forward in their businesses. Warren Buffet says "Price is what you pay, value is what you get." Remember: It’s not how much things cost, it’s how much value that your purchase produces that matters.

3)   Procrastination- Top earners are action takers who implement everything at amazing speed. Procrastination ties in with time management, it comes from not having a specific blueprint or plans for success. Often a coach can remedy this and build a specific blueprint for you to remedy this common problem.

4)   Lack of Focus- This is something I personally struggle with. Often, effective entrepreneurs have a mild to severe case of A.D.D. and try to implement everything across the board. Richard Branson has been nicknamed "Dr. Yes" by his investment teams because he says "yes" to every opportunity and needs help with focus. Branson has actually hired specific investment analysts to shoot down his ideas and screen the bad ones. He is very happy to pay people to reject his ideas and maintain his focus. In the words of the wise: "do 1 thing 5000 times instead of trying to do 5000 things 1 time."

5)   Accountability- We are often very bad at identifying our own mistakes and punishing ourselves when we don't hold ourselves accountable. People who do not have coaches often have little to no accountability and this makes it easy for us to allow failure and abandonment of goals to occur. Accountability coaches are brilliant for "checking up" on us when we are about to give up. Hire a coach to check on your goals and ensure that you follow through with your intent.

6)   Lack of Funds- Every entrepreneur, business person and investor needs funds to "run the machine". Many times when we start out, we are WAY undercapitalized and as we grow, we need to raise cash. A common myth in business is that funds are hard to come by. However, in reality, it's talent and business acumen that are much more scarce than funds. If you can prove your skills, you will NEVER be without funding.

7)   “I can do it myself”- This is one of the worst sins a person can utter as a business owner or a self employed entrepreneur. "Doing it yourself" is extremely destructive because it keeps you from building the systems and teams required for a saleable business. People who do everything themselves do not have businesses, they have glorified J.O.B.'s and they ALWAYS BURN OUT. It's a fact. I've had the "DIY" disease for the past few years and am extremely liberated to ditch the dirty habit. "I can do it myself" is the battle cry of an ignoramus and a phrase for self enslavement.  It keeps you pinned as a self employed slave and prevents you from becoming the CEO of your own organization. Another common phrase by a chronic DIY'er is "I’ll do it after I’m successful." This is like saying "i'll purchase fire insurance after my house burns down". You have to build your business right from the beginning, otherwise, it becomes exponentially harder and more expensive to demolish it and rebuild it later. You will get trapped if you try to "DIY" it after getting the business running.

8)   "'I'm not sure what to do" - Most people, especially people who have been conditioned to be employees, have trouble figuring out what to do. We are programmed to take orders, not question authority and execute other people's orders like robots. Once you pull the plug on the J.O.B. and come into the real world, you suddenly have to think for yourself. The two things you can never pay an employee or contractor to do are:

1) Think and
2) Do things in the right order

In the land of the free, you are now the #1 thinker, you drive the ship and have to make the calls. Do not let your ship smash up on the rocks. Of course if you're not sure what to do, you will need to find a coach or a mentor to navigate you on your journey to freedom.

When you look at the 8 reasons why you are not earning what you are worth, the same list can be used to identify why people will not do business with you. Go over the list one more time, take an inventory of the reasons why you are not earning your maximum potential and focus on improving your weak categories. Remember: Where focus goes, energy flows and if you can eliminate your weaknesses and change your mindset then you'll eventually be earning what you are worth and you will be pleasantly surprised.

The missing members of your Real Estate Power team with advice from John Brauc

I had the pleasure of spending some time with Real Estate veteran John Brauc last week in Chicago.

John has been featured on my blog before and has built his business around property management and acquisition of multi family units in Chicago. Today he has acquired 500 doors and counting and he has no sign of slowing down. One thing that I found to be very impressive with John's 23 years of experience is his extensive and detailed knowledge of the key players of a real estate power team.

Most investor's power teams are 8-9 members max and John's is very large (13-25) and keeps specific people for specific tasks. Below is an outline of the members of John's power team that he has built over his 23 year career.

Please notice that he does not keep one person for each category, he'll have multiple power team members who are highly specialized and I identify with John's strategy because you can diversify your team risk and also have a highly specialized team.

Please take a few moments to review John's power team members and ask yourself - who am I missing?

John Brauc's Power team players:

1) Multiple Real Estate Brokers

a. Multi family brokers are different than residential

2) Lawyers – fire them if they don’t call you back the same day. John uses about 5 different types of lawyers:

a.     Different lawyers for different tax laws

b.     Do not mix commercial and residential lawyers

c.      Eviction lawyers

d.     Lawyer versed in foreclosures.

e.     Syndication Lawyers.

3)   Deal Analyzers - People who analyze deals for you.

a.     Single family analyzer - These are different than multi family.

b.     Multi family analyzer different person who understands the business.

c.      Have other investors or associates take a ‘second look’ at your deals and always double check

4)   Accountants

5)   Book keepers

6)   Insurance agents

7)   Bankers, different bankers for different deals

8)   Mortgage brokers

9)   Funding partners

10) Mezzanine Lenders, banks only give 70%, you have 20% They will bridge the last 10%

11) Hard Money Lenders

12) Property Management Team

a. Property manager

b. Assistant property manager

c. Leasing Agent

d. Receptionist

13) Maintenance Team

a. Maintenance supervisor

b. Maintenance personnel

c. Landscaping

d. HVAC

e. Plumbing and electrical

As I grow my business, I begin to see the effects of the 80/20 rule. 20% of your actions produce 80% of your results. Having the proper power team in place helps any investor leverage their time to maximize their efforts.

Another principal of having a great power team is to "Do what you do best, delegate everything else." Find your strength, be the "quarterback" of the team and let everyone else do the other jobs.

Real Estate is a relationship business and you must create reciprocal relationships with everyone on the team to have long term success in the business - especially with high unit counts like multi family.

The team is like a chain, each and every Team member is important and you are only as good as the weakest link. Treat the team well and they will bring you success. Invest in your people.

Set up the proper communication systems within the team and supply the right tools for them to make things work. Too often I see investors with weak teams that fall apart because of poor communication. Even in my own power team, I often have to step in when communication fails.

Real Estate is a team sport and you cannot do everything yourself. Acquiring a great team is essential to success, start building this team now, sub out the weak members and make sure your bases are covered.

Are you Over Educated and Under Trained?

I just arrived home from a 4 day trip to Chicago, Illinois to study with some of the best Real Estate Investors and Marketers in the world. The trip was fantastic, the speakers were amazing and as Oliver Wendell Holmes would say: 

"A mind, once expanded by a new idea, never returns to its original dimensions".

One of the biggest problems facing our population these days is that we spend extensive resources and time "expanding our minds" but we do not spend the time to train ourselves to take action immediately. Education is only potential until acted upon. We seem to have a vast majority people (especially in the Real Estate Investment World) that are Over Educated and Under Trained. We have countless men and women who are smart, educated and broke. Our universities and schools work day and night mass producing these drones and we spend anywhere from $20,000 to $250,000 per person to produce an Over Educated Under Trained drone. You can be as smart as you want in business, but if you cannot pull the trigger on a decision and take action, then you might as well just quit and go work in the government or a union.

One very inspiring Real Estate Investor that I met in Chicago was Damien Elston. 12 years ago, Damien was struggling with 4 kids, 3 jobs and was working 100 plus hours a week. Damien was barely scraping by in life until he attended a Rich Dad Seminar 12 years ago. Damien attended a live seminar and at one point the speaker stopped the presentation, looked Damien in the eye and said a a quote that changed Damien's life forever: 

"Some men have 1000's of reasons why they cannot do something, but they only need 1 reason to do something."

Damien had 1 reason why he needed to succeed in real estate. He had 2 kids already and had 2 more on the way. He wanted to be a good father and provide for his family. Over and above a strong motivating reason to be in pursuit of success, Damien had a trait that (I would consider) to be an advantage over the rest of the Over Educated Under Trained population. Where they thought they knew something about Real Estate, Damien knew nothing. This cleared his mind and he was completely free and open to absorb is training with full force.  When Damien began his Real Estate Training with the Rich Dad company, he had almost no education past high school. 

Of course you may be wondering why no education is an advantage? 

One of the biggest problems that novice and intermediate Real Estate Investors have when they learn "outside of the box" Real Estate strategies and techniques is that their ego flairs up and they begin to search their over educated under trained brain for information on something they know nothing about.

When we think we know it all, we cannot learn. Damien thought he knew nothing so when he went for Real Estate TRAINING he didn't have his past formal (and irrelevant) EDUCATION to get in the way. All he had to do was follow what his trainer told him to do.

Success is just that simple... Follow the trainer's orders.

Damien quickly became a rock star wholesaler in his market and within 6 months had wiped out all of his credit card debt and began making significant money in Real Estate. Within one year, he became a trainer for the Rich Dad company. He had an extremely healthy attitude towards self improvement: "You are going to be as good as you believe you are (going to be)". Today Damien is the CEO of the JT Foxx Organization and is responsible for running the business and implementing new strategies across the organization's brands.

The advice that Damien has for investors across all skill levels is: Start Implementing right away. ALWAYS start applying your new knowledge at the very moment you acquire it. If you are in a seminar, don't just take notes - begin implementing while you are in the meeting. TAKE ADVANTAGE OF YOUR TRAINING. Too many people say "i'll start on Monday..." and Monday never comes.

One of the key ingredients for a successful business is a high amount of actions taken. After all, actions determine results. The more actions you perform, the higher chances you have for excellence.

Remember to ask yourself when you are presented with new training information: 
  1. ASK YOURSELF: Am I resisting this? If I am, why?
  2. ASK YOURSELF: Do I think I know about this new information without really knowing about it? If you really know about it, then why haven't you done it yet?
  3. ASK YOURSELF: Is my ego getting in the way? For most people, egos run amok and out of control while trampling all potential learning.
  4. Does my past education really apply to this new training? Chances are, if the information is not already implemented in your systems, then it does not.

Make sure you are NOT OVER EDUCATED and UNDER TRAINED. This can be your undoing as a Real Estate Investor or business person.  Spend less time on education and more on training. Don't read another book and then get started - go now! learn how to accomplish and master a new concept - right in the field. Make those inevitable rookie mistakes, act fast and learn to play the game in the best way possible. Of course, success can be simpler than you think: Be a Damien and let your actions outweigh your education until you reach your appetite for success.
