How to Survive in the New Connection Economy

Since when is good not good enough?

In the old days it was good enough to be competent. People wanted quality, they wanted skill, they and they wanted experience. It was good enough to go to school, get a diploma and get a good job until you turn 65 and retire. Life was simple and easy.

If you were competent and qualified, you were guaranteed a place on the assembly line at the factory and you would make a very nice living.

However, the days of competency are gone.

The proliferation of the internet and social media has changed the way we see the world and competency is no longer good enough. We must not just communicate in the new economy, we must connect.

Consumers, business partners, investors, fans, clients, and customers are all bombarded with competency every day. There are millions of quality products, there are thousands of people with integrity to buy from. Honesty is no longer good enough. What our customers are looking for these days is connection.

Our customers not only want to buy from us, but they want to connect with us.

Social media has become a game-changer in the last 10 years where consumers can instantly connect with other consumers to exchange information about another person, product or service. Likewise, these same consumers are not only looking to purchase from their favourite brands, they expect to connect and interact with them online.

Communication has become a two way street where consumers are now able to communicate with their favourite brands and service providers and expect to get real time communication back. There is a global, online, real time conversation happening 24 hours a day, 7 days a week. The question is, what are your customers saying about you? And how are you connecting with them?

Your customers are expecting to connect, how are you able to connect to start a conversation?

In my own business, I have chosen the following 3 channels to connect and interact:

  1. Facebook: One of the world's leading social media sites, I provide relevant, valuable and original content to my fans and customers regularly through this media channel. I also look to share anything they may find valuable that comes across my feed. My business growth has exploded through Facebook and I find it be an extremely valuable tool for connecting with customers and fans.

  2. YouTube: Youtube is quickly becoming one of the most powerful search engines in the world. The younger online generation is bypassing Google all together and is searching only on Youtube. I am making video and youtube a priority in my business by video taping every deal I do and putting it online. Your youtube channel is your mini television network and your fans and customers are waiting to hear from you and give feedback.

  3. Linked-In: Linked-in is the online “professional” community designed for professionals to connect. I have used linked-in mostly for a branding tool and a tool to collect endorsements and testimonials. The days of a paper resumé are gone and many potential partners or employers will google you and look at your linked-in instead. In my business I use linked-in less as a connection tool and more as an online resumé or track record. Your linked in profile is very powerful, even though it may or may not have the same traffic as Facebook or other popular social media platforms.

If you are not already harnessing these three ways to connect with your audience, you must do so immediately. The world is changing, the market is changing and we must connect to stay relevant in the new connection economy.

One of the most common questions that we all hear on a daily basis is: "What do you do?"

For some, this is an easy question; "I'm a doctor" some may reply; or "I'm a teacher" everyone understands that doctors treat sick people and teachers teach. For others, the questions "what do you do?" is much more abstract and hard to answer.

In the past, I had introduced myself as an "entrepreneur". Some people say that "entrepreneur" is a nice word for "unemployed" or "unemployable". The problem with being an entrepreneur is that is that entrepreneurship is so vast and abstract that most people cannot understand what an entrepreneur does.

When you say "I'm an entrepreneur", the common reaction is a blank stare, and then the following question "so, what do you ACTUALLY do?"

In truth, entrepreneurs are responsible for the entire business, or multiple businesses. They hire, fire, delegate, select projects, start projects, finish projects, manage and even sometimes work in the business. However, the entrepreneur has 1 job that only he or she can perform.

A great businessman once said; "there are only two jobs that you cannot ever pay a person to do"; These are the job of the entrepreneur - everything else can be done by someone else.

The two jobs that cannot be done by anyone other than the entrepreneur are:

1) Think
2) Do things in the right order

In Michael Gerber's bestselling book "The E-Myth", Gerber explains that there are three roles that the entrepreneur must play when he or she starts a business:

1) They must be the Entrepreneur, the visionary who paints the broad strokes and has the energy and drive to start the business.
2) They must be the Manager, the person who oversees the operation and ensures that it functions efficiently and sustainably.
3) They must be the Technician and handle the daily transactional work in the business.

All tasks in an organization can be delegated or hired out to either a manager or employee and many organizations can run very efficiently on mostly Technicians and Managers. However, the Entrepreneur is responsible for all of the strategic thinking in the business and he or she must determine the right order of operations and proceedures.

No matter how good your technicians are or how good your managers and employees are, they can never replace you as an entrepreneur. They rely on you to think and create plans for them to execute.

So many businesses fail because the entrepreneur is negligent to think and appropriately delegate: A ship without a rudder always smashes up on the rocks.

I have broken the above rules many times in the past and have learned my lessons first hand. Today, I make sure that I am the only person in charge of the sacred tasks of the entrepreneur. To break this rule is to expose your venture to disaster.

The brilliant American entrepreneur Bill Bartmann once asked the question: "Where do you go to catch a fish?"

He remarked that most people would say "a lake", "a river", "a stream", "the ocean" etc. and all of these are bodies of water do indeed contain fish.

Most entrepreneurs and real estate investors try to catch fish randomly in the ocean. They spend thousands of dollars on fishing line, casting nets, driving their fishing boats far away from land to catch the proverbial fish in their business - the customer.

The time spent chasing the fish, the money spent on the gas, the risk of bad weather, the cost of the boat and the crew are often too much for an entrepreneur to bear. Many businesses are bogged down with too much overhead because we think that we need to own the boat, spend the money on the gas, own the nets, own the fishing rods, hire a crew and take all the risks of the storm.

Oftentimes, these entrepreneurs will venture into the water and come home empty handed with no fish. The ocean, the lake, and the river all vast bodies of water and the chances of catching fish can be slim.

Catching fish, and catching customers in the traditional sense has a very high risk and a relatively low chance of success.

I once spent $2700 on a magazine advertisement that only produced 1 phone inquiry for a business that I just started. The expense wiped out my business and my boat capsized. The salesperson who sold me the ad told me that it would be a great investment and that I would get lots of customers. The only person who made money on the transaction was the salesperson and the magazine. In my foolishness, I was the fisherman who had bought the expensive boat, bought the nets, bought the lines and hired the crew to catch no fish. I may as well burned my cash because my money was never coming back. I told myself I would never do traditional advertising again.

But how would Bill Bartmann catch a fish? The question he asks has an answer better than all others. While most people say a river, lake, stream or ocean, Bill's answer is smart. If Bill were to catch a fish, he would go to a fish farm.

Some of you reading may say "that's cheating", but I can guarantee that Bill would catch more fish at a fish farm than most would by taking their chances in the ocean.

Of course, going to a fish farm may be associated with a premium, but the premium would be well worth it. The fish at the fish farm are trained to swim to the surface when it's feeding time, they can hear your footsteps at the edge of the tank and are ready for the food you are about to give them. They are fed throughout the day and any amount of fish can be harvested with no risk and all for a small fee.

Outside of fishing, where can an entrepreneur find a proverbial fish farm for customers? Anyone with a list of customers, or a group, or a club, or a media outlet can be a fish farm. Anyone who is a centre of influence can be brought into a  joint venture in which you offer your product or service and pay the influencer a fee on all sales generated.

If it's so easy, then why doesn't every entrepreneur skip traditional advertising, forget the fishing boat and run straight to the fish farm? There are two things that hold most people back:

1) Most entrepreneurs and investors don't know about joint ventures or the "fish farm" mentality.
2) Most entrepreneurs are too cheap or greedy to pay the fish farmer his fee to access the fish.

The biggest expenses in life come from the opportunities that are not capitalized. It is time to change the way we think about lead generation, get creative and explore new avenues for growing our businesses!

Action Step: Analyze your ideal customer and begin to search for centres of influence or "fish farms" where these customers congregate. Do some research and figure out how much it would cost per sale to access this new audience.

The Great Canadian Real Estate CRASH: Cheap, Dumb Money

Today I received a magazine in the mail that read on the cover “Why Canadian Real Estate Will Plummet 20% and Stay Down For Years”. After seeing the title, I immediately stopped what I was doing, put my schedule on hold and had to read the doom and gloom article.

Canadian real estate is such a broad term that it is impossible to make a general statement about it. Canada is the second longest land mass on the planet after Russia and we cover so many square kilometers that for all intensive purposes, comparing Vancouver to Toronto to PEI to Winnipeg really makes no sense. The Canadian cities are so spread out and so independent of each other that each market is influenced by a completely different set of forces.

The article claims that Canada will plummet 20% and only mentions speculative real estate in Vancouver and Toronto. More specifically, when “experts” talk about Canadian Real Estate, they mostly focus on the Toronto Condo market, which has been red-hot with record sales of 28,000 units and another 240,000 units to be built in the near future.

Detached homes in Toronto were seeing buyer mania with buyers bidding $100,000 over asking price for a detached home. When cheap, dumb money enters a market, idiotic buyers will pay $100,000 over asking for a single detached home in Toronto.

… But what is Cheap, Dumb Money?

Cheap, Dumb Money is cheap because interest rates are at an all time low. Money has never been this cheap in history, so buyers make crazy decisions that they normally wouldn’t. Along with being cheap, the money is also dumb because it comes from someone who is ignorant and uneducated about the market making a speculative play on a piece of real estate. In investing, when cheap, dumb money enters a market, it’s time to sell. When the dumb money is leaving the market, it’s time to get in. In investing, being smart is easy - just do the opposite of what the stupid people do!

When we compare Canada’s real estate to the USA’s markets, Canada has been steadily climbing since the early 2000’s while the US took a nosedive in 2006. Many uneducated people think that Canada and the US are so similar and so connected that Canada is due for a crash as well.

However, what we don’t consider is that the US did not really have a housing crash. What the USA had was mass mortgage fraud. The prices that homes in the US sold for in 2006 were completely fictional and fraudulent prices that shouldn’t have happened in the first place. Cheap, Dumb Money entered the US market via NINJA borrowers (No income, No Job, No assets) and suddenly clerks working at Safeway could own 5 brand new homes in the suburbs where they were planning to “flip” them for a profit. Everyone was speculating with Cheap Dumb Money and prices went insane. The banks underwrote mortgages on completely insane lending standards and lots of fraud happened. The US market crashed because mass mortgage fraud occurred. The low prices we see today in the US are very low compared to the fraudulent prices that were paid in 2006, but they are in line with construction values and rental values in many ways. Real Estate in the USA right now is worth a value closer to the intrinsic value of the actual property and that makes the US market a good place to buy right now.

In my home market in Winnipeg, I write 5 to 25 offers a week and have to acquire a property every 15 days to run my business. I am seeing a divide in the Winnipeg market that has been red-hot for quite some time. Some sellers think that their house is red-hot and needs to sell for an insane valuation; other sellers think that real estate is going down right now and will settle for less. The market is fragmented between those who think the mania that went on in Winnipeg for the last 2 years will continue forever and the realists who think that the market is correcting.

For myself, I think that real estate in Winnipeg will correct in the next 12 to 24 months, and that is only because Winnipeg has been hot for so long. Cheap Dumb Money has been running around in the Winnipeg market for far too long and things have been selling for prices that don’t make sense. It’s not that Real Estate in Winnipeg is “going down” or “getting worse”, it’s just that the mania has to stop. We will likely see less bidding wars, less homes selling over asking price and less insanity in the market.

For myself, I am very happy about this, but I am a professional. Whether the market goes up or down, I’m happy; I can make money either way. All that this means for me, and for you, is that Canadian Real Estate in many markets will be easier to buy in the next 12 months than it has been in the past. Negotiating will be easier, getting discounts will be easier and for myself, the business will become more fun (I love to buy).

The ONLY way to make money

Everyday we wake up the morning, we go to work, we earn a living, we come home, we go to bed and do it all over again. Some of us earn a living doing what we love; others earn a living doing things that are tolerable. However, we all earn money the same way – we sell.

The question is, what do you sell?

Most of the population sells their time or a derivative of their time. A Janitor sells his time at a certain rate per hour. A doctor sells his time at a higher rate per hour. As long as we are selling time, labor and skills, we are bound to the labor that we sell.

Years ago, I used to teach guitar to teenagers out of my living room. The work itself was rewarding, enjoyable and fun. However, the part of the job that I hated was that I was tethered to the living room and could not leave town if I wanted to. Every Tuesday, Wednesday and Saturday I had to be in the living room to teach the kids. If I wasn’t teaching, I wasn’t getting paid. Going away on a trip was impossible because I would have to reschedule everyone and give credit to my customers in the summertime which would eat into my vacation time.

While working as a guitar teacher, I decided that selling time was not for me.

I also had a rock band that I played in and managed on the side and the great thing about the band was that I learned how to sell other things besides my time.

I used to put on little rock shows at community centers in Winnipeg and I generally lost a lot of money with those shows. The formula was simple and poorly thought out; put in all the money, take all the risk, invite other bands to play and pray that people showed up to buy tickets to the show. 90% of the time, the bands would not draw a crowd and I would lose money; until I got smart.


Instead of renting the most affordable venue I could find, I started to rent the best venue in the city that I could NOT afford. I would put up $100 as a down payment on a $1000 venue to control a day on the calendar. I would then get tickets printed and sell spots in the show to other bands. I would sell the tickets in the show wholesale for $300 per band and would make profit before the show started. I would then make additional profit at the door and profit off of the merchandise.

Instead of selling time I sold: space, tickets, and merchandise. I liked selling space instead of time so I started to study real estate and today have put myself in a position where I no longer have to sell my time. Instead of selling my time, I sell space in my rental units and the space allows me to earn a living.

Unfortunately for most people, selling is a dirty word. Most people hate selling, they think it’s cheap, they think they are ripping people off, they don’t like rejection, they fear approaching others and asking for money. What is even more unfortunate is that we all sell everyday: we sell our time to our employers, we sell our girlfriend/boyfriend as to why they should date us, we sell our kids on why they should be quiet and stop screaming. Everyone sells, it’s the only way to make money and we have no choice over whether we sell or not – we must sell. However, we do have a choice over WHAT we sell.

We do not have to sell our time; we can sell many other things that are not tied to our labor. Real Estate and business are two ways that we can break the link between time and money and begin to sell things other than our time. When we build a business we get to choose what we are going to sell and begin to take full control of our lives.

There is only one way to make money in this world, and that is to sell. What do you sell to earn a living?

Insider Trading and Why You Need To Do It!

In Stocks, Insider Trading is illegal. In Real Estate, Insider Trading is essential.

In any market, there are insiders and there are outsiders. When corporate executives on Wall Street buy or sell stocks in their own companies with “insider knowledge”, they go to jail. When a real estate investor gets first chance to purchase a property privately without public knowledge, he gets rich.

Markets like Wall Street are set up like Casinos and TV stations like BNN are funded by Stockbrokers to create excitement and encourage trading. The brokers get paid when trades happen, so they want their audience on BNN to get emotional and make trades. BNN will run stories that pump the emotions of the audience just to make money, the information is not provided to make actual sound decisions.

When emotions go up, intelligence goes down and the house always wins… and you are not the house.

In my opinion, the Stock market is not designed for you to win. It’s a game played by insiders and institutional investors who control their own information. For the average retail investor, there is very little control in stocks, unless you are an insider.

I prefer to control my investments, control the management and control the outcome of my returns. I also prefer to make purchases as an insider with access to the necessary information to make profitable decisions.

Information is king in the market and he who controls the information, controls the market.

In Real Estate you can become an insider by:

1)   Having a large network of other investors

2)   Having a large network of lawyers

3)   Posting private advertisements for deals

4)   Offering referral programs

5)   Having a large network of Realtors

6)   Public speaking in front of groups of investors

7)   Creating content, blogs and videos for consumption

8)   Having a network of property managers

9)   Having a network of private lenders

10)                   Becoming the biggest, most visible person in the market

The truth is, becoming an insider is quite simple in Real Estate. The best deals always come to those who are 1) The most visible 2) Most connected and 3) The ones who control the information in the market.

When a real estate deal hits the local market with a Realtor, the deal has already been cherry picked by at least 8 sets of eyes. The fewer sets of eyeballs that see the deal before hitting the market, the higher the chances are to profit.

In high school it’s easier to date the girl who is the bookworm than it is to date the prom queen.  The prom queen has so many more sets of eyeballs on her so her value is way over-inflated and there is a line up of guys dying to get a chance with her. Avoid the prom queen at all costs and go for the bookworm. With some lipstick and high-heels she can easily be the prom queen, but with a much lower cost.

This analogy applies directly to Real Estate. By the time a house hits the retail market, multiple Realtors have looked at it, at least one broker, a few secretaries, assistants, everyone in the immediate circle from the seller, all of the realtor’s best clients, all of the broker’s best clients, contractors and then other buyers who get to it first.

By the time the property gets to you, everyone has explored any easy chances for profit and you and you are usually too late to the party. Plus, you now have to pay the price that the seller wanted plus the commissions of 2 realtors and 2 brokers. Negotiating becomes muddled because the realtors always have their own interests above their clients and sometimes the brokers can complicate negotiations as well.

When all of these “professionals” get involved, prices begin to rise and favorable terms disappear. All options for good terms or no money down deals go out the window because the Realtors will kill any chances of a “creative deal”. They want to get paid their commissions immediately and do not care about the price or terms of the deal: They just want the transaction to happen regardless of outcome.

However, when you become an insider, or partner with an insider, you get first access to deals before anyone else gets a chance to look.

The best deals I have done have come from:

1)   Other investors who could not close on private deals

2)   Private ads I have placed

3)   My networks and relationships

Being active in the market, participating in local investor groups, having an online presence, private advertising and public speaking have created an insider position for myself in my market. Being visible and sending a clear message that I am “always looking for deals” has attracted excellent opportunities that are well under market value, under appraised value, 100% vendor financed, or no money down. The average person believes that these deals do not exist or are not possible in their local market. The truth is, these deals are available everywhere, but you need to become an insider or partner with an insider to take advantage of them.

The best deals are made and are not advertised on the market because they never ever make it to market. This rule applies to any market: the best girls to date are not advertised on e-harmony, match.com or at the local bar. To find real value in life and in the market, we must become the insider, become well connected, become visible and control the information around us.

The best deals are reserved for insiders, everyone else can pay full price.

The Formula for Wild Profits: Buy Intrinsic, Sell Irrational

Beauty is in the eye of the beholder, and so is value.

Everyday, we, the human race, wakes up and chases value until we drop dead from exhaustion at night.

It doesn't matter if you are Donald Trump sitting on a multi billion dollar real estate portfolio or monk in a temple. We are all chasing value.

The real question is, what is value and what is valuable?

Of course, value is highly subjective and can be very hard to determine.

I always find it interesting to see how excited people are to buy new clothes. Shopping malls are filled with rabid people who are frantically purchasing new garments to wear and 6 months later the clothes that they purchased will be donated to charity or thrown away.

The value of the clothes goes from "I will sacrifice my financial health to wear this" to absolutely "I will never wear this piece of garbage again".

The same thing happens with electronics. The day that apple releases a new iPhone or iPod, people are camping out overnight to get their hands on the new gadget and will pay a mortgage payment to own it. 6 months later, the same people are giving the old iPhone to their dog or are using it as a coaster on a coffee table because the newer, thinner model came out.

But what about investments? Real estate? Houses?

What is the true intrinsic value of a house?

Most middle class people will say "our house is our biggest asset"!

Most middle class people will have nearly all of their net-worth tied up in their home.

But what is the house actually worth? What is any house actually worth?

The truth is, all real estate is actually worth $0. Land and buildings are completely worthless.

If you would like to see the true value of land and buildings, drive to Detroit where you can buy a city block for $1 and nobody wants to buy it. People who live in detroit would rather have a $1 Taco at Taco Bell than own the liability of a city block.

Land, real estate, houses, and buildings only get value when there is a USE for it and an END USER. The end user places his or her subjective value on the Real Estate and that is where values come from.

There are more people who want to live in Manhattan than Detroit. That's why Manhattan real estate is worth so much more than Detroit.

At the end of the day, Real Estate is only worth what the end user is willing to pay. However, one metric I have been using more and more of lately is dollars per square foot.

When comparing two similar properties, dollars per square foot is one of the best ways to measure the current and future value of the property.

For example, in Winnipeg right now, many houses trade in the $200-$250 per square foot range. If you can make a purchase at $100 per square foot in an area that is trading at $200-$250, you have an opportunity for profit.

Construction in Winnipeg for a new build is approximately $200 per square foot, so if you can purchase for less than $200, you are getting the house cheaper than it would be to build. Likewise, if you pay $270 per square foot, you are paying more than it costs to build.

When analyzing retail single family homes, dollars per square foot is an excellent metric for intrinsic value of the property.

BUY ON INTRINSIC VALUE, SELL ON EMOTIONAL VALUE

One of the easiest ways to profit in any market is to:
1) Buy on intrinsic value and
2) Sell on emotional value

There is always profit in markets that have irrational buyers. Irrational buyers means that irrational amounts of money are floating around looking for irrational products.

For example, the neighborhood River Heights in Winnipeg is a desirable neighborhood where people will pay irrational amounts of money to get their kids into the local schools. In River heights properties trade for $200-$250 per square foot, prices that are well above cost to build.

However, in up and coming parts of town, there are "rational" buyers who will only pay prices that less than construction prices. These areas will trade at $150-200 dollars per square foot.

The key for profit is to buy with on an intrinsic value, pump the value and sell to an emotional, irrational buyer. The irrational buyer is unconcerned with what they are actually paying. They WANT the product and perceive that they NEED it. If you have a business, you want irrational buyers. Irrational buyers are consumers who allow you to create massive spreads in your products and grow your business.

Do what you can to attract irrational buyers. When you capture these buyers, take great care of them, and they will take great care of you.

For centuries, alchemists searched for the "Philosopher’s Stone"; a magical instrument that could turn lead into gold and they never found it. Every day fools buy lottery tickets hoping to turn “lead into gold”.

 

Explorers searched the globe for centuries looking for the "fountain of youth" only to never find it. Every day women in department stores spend millions of dollars to cling onto their fleeting youth.

 

Every night audiences in the hundreds of thousands stay up late into early morning watching infomercials promising "get rich quick schemes", "get rock hard abs now" and dating programs that promise that the woman of your dreams is "one phone call away".

 

We all want success to be easy.

 

We all want the silver bullet or the magic wand that will make things “easy” and change in an instant.

 

We all want the secret sauce that will make us an overnight success. These days, it takes 10 years to become an “overnight success”.

 

Success is never as easy as it looks!

 

What if we could increase our probability for success by focusing on one certain personality trait?

 

There have been hundreds of studies on success and scientists have found that it has nothing to do with intelligence, talent, luck, resources, contacts or education. However, studies have proven that there is a specific personality trait called "grit" that is directly correlated to success.

 

Grit is a psychological trait that indicates a person's passion for a particular long-term goal. Grit is associated with perseverance, resilience, ambition, need for achievement and tenacity.

 

To make a long explanation short, the grittier a person is, the harder they will fight to succeed.

 

People with high levels of Grit are concerned with winning the marathon, not the sprint. They are long-term thinkers that aim to achieve long-term goals and are less concerned with short-term challenges and failures. A person with a high level of Grit will move from failure to failure and keep their eyes on the prize.

 

To quote Winston Churchill; "success is moving from failure to failure without losing enthusiasm". Churchill understood Grit and he was able to capture the hearts and minds of the British people in World War 2. Throughout nearly the entire war, Britain was the underdog; suffering defeat after defeat from the Nazis. However, Churchill was able to inspire his people to become gritty, dig in and hold on. In the end, the Nazi war machine ran itself to destruction and the British were able to claim victory by sheer tenacity despite being the underdog for nearly the entire war.

 

Many of our parents/grandparents who were who were born in 1920's became extremely gritty due to the fact that at age 10 they were in the great depression, by age 20 they were fighting in a world war. If they were strong enough to survive those two events, they came home, built themselves a house with their bare hands, raised four or more children and worked like a slave until they retired (or died).

 

The World War 2 generation was a very gritty group of people compared to the baby boomers or the echo boomers. The World War 2 generation understood that:

 

1)    Life is not easy

2)    Persistence wins

3)    Hard work is required for success

4)    Giving up is not an option

5)    Life is not always fun, but keep going

 

Today’s young people are not conditioned to be gritty like their grandparents/great-grandparents. Today we live in a world of instant text messaging, facebook, twitter, video games, instant microwave dinners and soccer tournaments where the losers are taken out for ice cream.

 

Gritty people are able to delay gratification and often, this is the #1 key to success. Unfortunately, we are conditioned today to want instant gratification and many of us forget how tough our grandparents had to be to survive and thrive in the last 90 years.

 

If you are a success-minded individual, you should focus on becoming more “gritty”. To do so:

1)    Set long term goals

2)    Train yourself to not be discouraged by failure

3)    Learn to delay gratification

4)    Become passionate about your cause

5)    Never give up

6)    Focus on winning the marathon, not the sprint

7)    Reward yourself for lasting power, do not become a flash in the pan.

 

Consider Aesop’s fable; The Tortoise and the Hare. The Hare is speed, he is flashy, he is loud and in the end he is the loser. The Tortoise is slow, persistent, consistent and gritty.


Be the Tortoise, not the Hare: the future belongs to you.

What do the world's top athletes, actors, and salespeople all have in common?

They are the three highest paid positions in the world.

No one makes more money in a JOB than actors, athletes and salespeople; and contrary to popular belief, Actors, athletes and salespeople have much more in common than the average person may think.

What stands out to me when I think of top Actors, Athletes and Salespeople is that each of these top level positions requires more than 10,000 hours of practice to compete at the top level of performance.

All of these positions are PERFORMANCE based and at the starting level, the pay is absolutely ZERO.

Ask yourself, when was the last time you hired a rookie actor to entertain you? The answer is likely never.

When did you last hire a rookie Athlete to endorse your product or service? Likely never.

When was the last time you paid a fat commission cheque to a rookie salesperson who doesn't know how to sell? Likely never.

However, when was the last time Nike hired a PRO athlete do endorse it's products? Everyday.

When was the last time that Disney or 20th century FOX hired a PRO actor for a production? Everyday.

When was the last time a top level sales performer cashed a huge commission cheque for dominating his or her market? Everyday.

There are people making obscene amounts of money in these positions everyday. However, most people perceive these roles as feast or famine.

Why not feast everyday?

Most parents will encourage their young children to be Doctors, Lawyers or Accountants because they can grow up and earn a high guaranteed rate of pay.

Parents overlook actors, athletes and salespeople as REAL jobs because these positions are perceived as "risky". Of course, all parents generally hate risk when it comes to their children.

Many people attribute success in acting, athletics or sales to politics, luck, good looks, genetics or connections.

The truth is, success in Acting, Athletics and Sales takes all of the above, but most people overlook the hard work, preparation, hours of study, and persistence that separate the top from the bottom.

Success is a science that needs to be studied and engineered on a daily basis. However, most people are too "busy" to bother studying success.

For myself, I have become a student of success early in life and have achieved marginal success in acting and athletics. However, I have achieved professional success in sales by becoming a national sales leader very quickly after entering the field.

What made me different?

What makes anyone different?

I had the very fortunate experience of being coached by a veteran salesman who had sold kirby vacuums door to door for years: 

If you can show up at someone's house unannounced and sell them a vacuum that they do not need or want then you can sell anything. If you can do this consistently over many years, you are a sales professional.

Unfortunately, most salespeople today, namely realtors, don't know how to sell kirby vacuums. In some ways, the study of sales is a lost art-form.

I had a great respect for my veteran coach; he showed me how to engineer success in sales and create a science out of the mysterious "sales art-form".

My coach was a left-brained engineer who was NOT a natural salesperson. Most natural sales people are right-brained, conceptual, outgoing people (the exact opposite of an engineer). In many ways, my coach was a greater teacher than most because he was NOT naturally gifted in the field. He had to learn, practice and prepare for success on a daily basis. Since he had learned to prepare every day for decades, he taught me how to PREPARE for success on a daily basis and manipulate my results.

PREPARATION: HOW TO STACK THE ODDS IN YOUR FAVOUR:

The first thing my coach taught me to do was write down the following:

LESSON #1

actions = money
money does not equal actions

What he meant by this statement was that if we analyzed our daily actions, we could find which actions made money and which ones didn't.

In sales and in business, actions equals money.

However, the opposite is not true. Money does not equal actions.

If you tell someone to make $1,000,000, often they cannot figure out which actions generate the money...

Money is not an intrinsic motivator and should never be used to motivate a sales person - or any person for that matter.

If you figure out how much money you want to make, and figure out which actions make money, you can reverse engineer the amount of actions required on a daily basis to create the dollars desired.

For example, 50 phone calls (actions) will generate 10 conversations which will generate 2 meetings which will generate 10 meetings a week. 40% of the meetings will results in a sale valued at an average sale of $20,000... 4 average sales a week will generate an average of $80,000 a week.

If I consistently made 50 calls a day, annually I would generate $4.16 Million dollars for the company, of which I would get 3% or $124,800 annually. If I made 50 calls a week for 52 weeks, that totals 13,000 calls. $124,800 annually divided by $13,000 calls is $9.60 per call JUST FOR DIALLING THE PHONE.

All I needed to do was:

  1. Be prepared on a daily basis
  2. Call 50 people a day
  3. Book 2 meetings
  4. Conduct 2 meetings
  5. Close 4 per week

The actions that drive the whole model are CALLS. I could directly control my income by the number of CALLS I made. 

CALLS = ACTIONS = DOLLARS

If most people legitimately collected $9.60 per number DIALLED on a daily basis, I guarantee that most people would be dialling numbers until exhaustion.

Years ago, some scientists hooked a rat up to a button that released dopamine (a pleasure drug released by the brain). The rat would push the button consistently until it would die of exhaustion. The rat wanted the dopamine so badly that it would sacrifice it's well being to get the pleasure-drug. As humans, we are exactly like the rat. When we earn money, dopamine is released. If we know that dialling the phone generates money, in theory, we would be dialling the phone until we drop dead... correct?

Incorrect.

In reality, we do not dial the phone until we die of exhaustion because:

Average people hate sales, they are scared of sales, they freeze and won't pick up the phone.

They freeze because they have not associated dialling numbers with pleasure (aka dollars).

The average person thinks that they make money when they CLOSE a sale, however, they actually EARN money when they dial phone numbers.

CLOSING IS AN EFFECT
DIALLING IS A CAUSE

Life is CAUSE and EFFECT.

To get an EFFECT, we must create a CAUSE.

No matter how good of a salesperson you are, you cannot close every sale. This is a fundamental truth of sales. However, you can always make another call or dial another number. Control your actions, because actions are the only things you actually control. If you control your actions, you will become the master of your results.

The most important action in the business of sales is calls. Every time we call, we increase our probability of winning. It's like buying another lottery ticket, except the lottery ticket is free and has much higher chances of success.

Sounds too good to be true, but it isn't.

If we understand the science of success in sales, then why would athletics or acting be any different?

All fields take preparation and can be reverse engineered into daily actions that compound over time.

The trick is to understand which actions create results that move us forward and move us backward and waste our time.

To obey the 80/20 rule. 20% of our actions create 80% of our results. We must find the 20% and ONLY do the 20% to increase our success.

In the sales example, my coach taught me that CALLS were the 20% that drove the business. Without calls, you may as well go home.

Take a moment to think about your business or your job and find your 20%. Which actions bring you your results? How can you do more of these actions? How many dollars do you make per action?

Know these numbers inside and out and the next level of success is yours to be had.

Why are some people absolutely unstoppable while others quit at the first sign of difficulty?

Why do some people manage to make it to the gym every morning while others only show up on January 1st and quit by January 7th?

Why do some marriages fall apart after 5, 10, 15 or the 20 year mark while some last "until death"?

Why do immigrants who come to a new country with nothing manage to get rich while others born with every advantage slip into poverty?

The people who manage to push through adversity all have one thing in common: They have a strong "Why".

A wise man once said "Some men have 1000's of reasons to fail, but they only need 1 reason to succeed".

Simon Sinek, a brilliant speaker, educator and researcher discovered the concept of "The golden circle".

Simon wanted to know what the difference was between the average person and the exceptional person. 

What Simon discovered was that behind every person, organization or business there is a WHY, a HOW and a WHAT.

The average person, business or organization focuses on the WHAT first, the HOW second and may never address the WHY. These people work from the "outside-in" and focus externally.

The exceptional person, business or organization focuses on the WHY first, the HOW second and the WHAT last. These people work from the "inside-out" and focus internally first.

The results between the average and the exceptional are both shocking and yield completely different results.

Consider two computer companies: Apple and Dell.

On one hand, communication from Dell operates from the outside-in:

1)    WHAT We make great computers,

2)    HOW they are beautifully designed and easy to use, "want to buy one"?

3)    WHY - ????

Communication from Apple on the other hand is from the "inside-out":

1)    WHY - With everything we do, we believe in challenging the status quo,

2)    HOW - the way we challenge the status quo is that our computers are beautifully designed and easy to use,

3)    WHAT - we make great computers, want to buy one?

To compare the results of Apple to Dell in the last 5 years: Apple has become the most respected brand in the world many years in a row and the most valuable company in history, while Dell has fallen off the radar.

The golden circle can easily be applied to fitness as well.

The average person approaches the gym on January 1st every year with the following mentality:

1)    WHAT – I want to get fit this year and lose some weight

2)    HOW – I am going to buy a gym pass

3)    WHY – This is my new year’s resolution

This person is usually delinquent on gym attendance by the time February rolls around because a new year’s resolution is not a strong enough reason to ensure success.

The exceptional person approaches the gym with the following mentality:

1)    WHY – I must go the gym consistently to create and maintain the body I desire. This is integral to my self-image, self-esteem and personal success.

2)    HOW – I will go the gym every day

3)    WHAT – I will have a fit and healthy body that reflects my self-image, self esteem and personal success.

If I were a betting man, I would bet on the “exceptional” person every time for success because the “why” is much stronger and I know that the mission will be accomplished. 

When you compare the emotional strength of a “new years resolutions” vs. “my personal self esteem”, self-esteem will win every time because it is a much stronger emotion than an arbitrary goal set at a new year’s party.

When the golden circle is applied to marriage, it is very easy to see which married couples will “make it” and which ones won’t.

Divorce rates are at an all time high right now because many people set up their marriages with the following mission:

1)    WHY – We’re getting older, balder and fatter; we both want to raise some kids before it’s too late.

2)    HOW – We will get married because marriage is required to have kids.

3)    WHAT – Kids, aren’t they wonderful?

This relationship will last at a maximum 16-20 years because these people got married on the premise of raising kids. As soon as the kids are old enough to leave home, the marriage usually falls because the marriage was not built on the premise of a primary relationship; these two people are not committing to each other - they are committing to the kids.

A stronger marriage that would last “until death” would be:

1)    WHY – We are in this relationship to help the other person become the best he or she can be. My partner spiritually compliments me and I spiritually compliment him or her.

2)    HOW – We will spiritually commit to each other, make it official and get married

3)    WHAT – A spiritual union between two committed people through marriage - Children may happen.

The reason to succeed needs to be greater than the reason to fail; if the WHY is strong enough, then success is ensured.

Unfortunately, finding the “why” in our businesses, personal lives and relationships is not an easy task.

What can be even more cumbersome is the fact that many of us may be in our businesses or personal endeavors for the wrong reasons.

If you are in a business or relationship for the wrong reason, correct the mistake, establish a new “why” and watch your success reach new heights. 

Remember: a man can have thousands of reasons to fail, but he only needs one reason to succeed.
